The Challenge

Kasim Adeleke came into real estate the usual way: college, a full time job, then a wholesaling course. A mentor from his Brazilian Jiu-Jitsu gym, known there as the real estate guy, widened the lens past wholesaling into creative finance and flips. He started with bandit signs and direct mail. Then he leaned on his drop shipping background and ran the business on Facebook ads for years.

During COVID, Facebook shut down his ad account and the inbound engine died overnight. He wanted marketing he could control, hunting instead of waiting. His old school mentor's advice was just get a list, mail it, repeat. Kasim kept asking the question that advice could not answer: how do you know when a record already said not interested, or told you to stop mailing? A fellow DataSift user in Delaware showed him how to pull county records and filter data, and that became the model. He still works the W-2 today, by choice.

What They Built

Free courthouse records as the deal engine

Kasim markets to foreclosures and probates he pulls straight from the county courthouse, in person or through the county sites. The records cost nothing. Delaware is home base, with Maryland, Pennsylvania, and New Jersey counties layered on. Facebook and PPC still run, but county data drives the business.

Now that's really the engine of my business at the end of the day and how I am seeing the success that I'm seeing here today.

A three day sequence on every new record

New records go into a Google Sheet, get skip traced, then upload into DataSift with a direct mail first to market status. From there the team calls and texts each owner on day one, day two, and day three. Every disposition gets tracked: correct number, not interested, new lead, hot, offer, under contract.

Recycling the records nobody else could reach

Records that survive three days unreached move to an exhausted bucket for a second skip trace and a fresh round of attempts. Still nothing, and the team researches relative phone numbers in a round two bucket. Not interested prospects get a follow up every 90 days, once a quarter. The last stop is direct mail only, for a set number of touches. One September record proves the loop: weeks of calls went nowhere, then one letter got the seller to call back.

A board for every lead source

Siftline boards separate direct mail, website, Facebook, and cold calling leads, with Zapier feeding inbound forms straight onto the boards. Separate boards run acquisitions, novations and wholesale deals, short sales, and return mail.

What changed
