Oliver went full time as an entrepreneur two years before this deal, in one of the most expensive markets in the country. The money flowed one direction. He funded ground-up development deals in the Bay Area, watched the budgets grow, and never took a payday. He started questioning whether the numbers other investors posted were even real, or whether the whole business only spent money.
Four months before closing, he started working the deal flow system instead. He pulled tax delinquent county data and ran it through a bulk dialer, solo, with no strong cash position left after two years of spending. Even the success stories read like fiction to him. "I was reading those things, you know, on the forums and all that before it happens to you, you don't really believe it." He kept dialing anyway.
What They Built
Turning a tax delinquent list into a $1.7M contract
Oliver bulk dialed tax delinquent county records around the San Francisco peninsula. The list found the seller, but the taxes were not the real motivation. The owner was a trustee living hours away. His mother had Alzheimer's and had moved out, and the house sat empty in bad condition. Four months into the system, Oliver had it under contract at $1.7M against a $3M after repair value.
Letting the seller name the first number
Instead of leading with an offer, Oliver asked the seller what he wanted. The answer set up the whole deal.
I asked him the question. So what, how much you want? And he's the one that said that very low price. I would never have dared to offer such a low price.
Pivoting from flip to wholesale to get paid
He was set on flipping it and had started raising capital from investors. Community members pushed back: after two years without a payday, wholesale it. Right then a mentor, an experienced flipper, offered to buy the contract. One problem remained.
It was a bit stressful because I had no assignment clause in the contract because I was so sure I was not going to wholesale it.
He learned a legal workaround, escrow added the assignment paperwork at closing, and the seller signed without issue.

What changed
The moment came on a callback. The seller was in his car, two and a half hours out of Sacramento, driving to see the property that same day. "He said look, you're calling me at the perfect time, because I'm going there right now. And I said immediately, can I join you there right now?" Oliver met him at the house an hour later. He has no doubt the seller had other calls. Timing, and being quick enough to act on it, was the whole edge. That callback became his first off-market contract.
The Results
The assignment fee was $250,000 on deal one. The math: a $1.7M contract price against a $3M after repair value left enough spread that the flipper buying the contract still profits. Timeline: four months from starting the system to contract, one more month to close. Oliver admits he probably left money on the table, and he is fine with that trade.
Before: two years of full-time entrepreneurship, spending on development deals with little coming back. After: one wholesale deal that paid $250K, breathing room for his family, and a process he plans to repeat without changing anything.
