The Challenge

Steven Chatto is a pharmacist by training. He bought his first property in 2006, a three family on an FHA loan with 3 percent down, renting to college buddies. He sold his Connecticut properties right before the 2008 crash, then came back in 2010 with a rental in Ewing, New Jersey he still owns. Wholesaling entered the picture after he found Sean Terry's podcast on overnight pharmacy shifts. He quit pharmacy at the end of 2012 before closing a single wholesale deal.

The transition was not clean. His first contract shrank from an expected $5,000 to $1,000 after liens surfaced. He describes phenomenal months followed by crickets for months, and a third year that got real tight. Marketing meant bandit signs at night, mailers, and a YouTube ranking trick. His previous CRM slowed his callers down: highlight the number, right click, all this other drama. Time-sensitive eviction leads sat uncontacted while the mail queue misfired.

What They Built

Buying time with overnight shifts and partners

Steven took the overnight pharmacy position, 9pm to 9am, seven days on and seven days off. The quiet hours let him study, and the off weeks let him build. He funded the marketing while a partner with free time did the legwork. Later the roles flipped: he found and managed the deals while a working pharmacist friend put up the money.

Owning local YouTube search with hundreds of videos

Around 2012 a video titled sell your house fast Trenton New Jersey could rank number one in 30 seconds. Steven hired a VA, cut five intros and five outros for 25 combinations, then added small variations until hundreds of uploads blanketed his keywords. Sellers greeted him at the door as the guy from the video.

Working the eviction docket one manual call at a time

The niche came with math. Statewide evictions produced 20 or 30 new leads a day, behind 40 to 50 hours a week of manual docket pulls. Evictions are extremely time sensitive, so mail now goes out immediately and callers reach owners before the court date changes everything. He skipped the dialer and its telltale pause.

Because if the phone rings, and somebody picks up, I want to talk to them.

He also switched CRMs so his callers could place each call in one click, the ergonomic workflow he wanted.

That was the biggest reason I switched because my previous CRM was, you know, they had to like highlight it, right click and all this other drama.

Adding a zero with 50,000 square foot warehouses

To turn a $20,000 deal into a $200,000 deal, he redeployed the same VA hours into commercial and industrial ownership research. Warehouses hide behind LLCs whose mailing address is another industrial building, so the bulk of the man hours goes into figuring out who to call. The floor is now 50,000 square feet, after small self-storage leads wasted everyone's excitement.

What changed

The click came in an eviction courtroom hallway. Waiting with everyone else, Steven noticed the docket posted on the wall, a list of every eviction moving through the county. He photographed it and sent it to a VA to pull the owners. When he did not want to drive down every Friday, he hired a guy for $20 a week to shoot the photo for him.

The harder the list is, the better the list. The harder it is to get.

Forty to fifty hours of manual docket pulls a week built a list almost nobody else would do the work to get.

The Results

The first big deal shows the style. A seller countered that his brother had a $100,000 buyer, so send $101,000. Steven signed it and sold the contract for $160,000. That is $160,000 minus $101,000, a $59,000 spread, from a property nobody could price. The deals where nobody knows what it is worth, he says, are where he makes the bigger spreads.

He is honest about the runway. Roughly two years on a nest egg to get moving, then a real tight third year. A funding partner arrived around 2016 and property purchases started building cash flow. A decade in the eviction and rental niche followed. Today the same machine points at industrial: a 28,000 square foot property in negotiation, one or two commercial leads a day, and commercial deals in the $200,000 to $300,000 range instead of another $20,000 assignment.
