Torin Murphin works full time in ERP systems. Real estate is the family business he runs on the side with his dad and two brothers in Washington state. Tiered presets that run the day
Every record lands in a preset queue: initial contact for the first three call and text attempts, prospecting to hunt down family members, follow up, hot leads, and not interested on a two to three week task cycle. Washington gives 120 days to auction, so patience is part of the model. Anything unreached goes to direct mail, deep dive, or the door knock queue.

A weekly meeting that goes and finds a deal
At the family's weekly L10 meeting, no contract that week triggers a play: filter for pre-foreclosures with three or more attempts where every phone number came back dead or wrong. The filter returned 107 properties. They took the ten with the closest auction dates, and Torin's dad knocked doors that Friday.
