$100K+ wholesaling part time

$50K wholesale in one week from a part-time operation using free county data and door-knocking.
About
Operating in Washington, Torin Murphin transformed his approach to real estate by focusing on deep data dives, moving from a bulk, aimless strategy to a refined, targeted process with DataSift. His breakthrough came from prioritizing properties with foreclosure notices but incorrect or dead contact information, leading to significant wholesale deals.

The Challenge
Torin Murphin works full time in ERP systems. Real estate is the family business he runs on the side with his dad and two brothers in Washington state. For the first year and a half they ran the standard bulk playbook: big lists, high volume dialing through CallTools, texting through Launch Control. High volume, low quality, and it felt like spinning their wheels. Torin also had a constraint the bulk model ignored. He is married with four kids and cannot cold call six or seven hours a day.
The family needed a model where a few focused hours a day could compete with full time operators. On a referral from Claudio, they moved to DataSift and inverted the strategy: instead of chasing fresh bulk data, go deep on one small niche and chase the records everyone else gives up on.
What They Built
Two counties, one niche, free daily data
The team works pre-foreclosures in just two Washington counties, roughly 50 to 75 new properties a month. A VA in the Philippines pulls the filings from the county clerk every day, skip traces them, and queues them in DataSift. Nobody buys a list.
Tiered presets that run the day
Every record lands in a preset queue: initial contact for the first three call and text attempts, prospecting to hunt down family members, follow up, hot leads, and not interested on a two to three week task cycle. Washington gives 120 days to auction, so patience is part of the model. Anything unreached goes to direct mail, deep dive, or the door knock queue.
Assignment of deed of trust as first to market
The team splits foreclosure data by stage and reaches owners at the earliest one, assignment of deed of trust, before an auction date exists. The opener is help first: Washington's state grant program for homeowners, then a purchase offer if staying is impossible.
We ask them, why'd you go with us? Our numbers are probably the same as every other person. And they say because you offered to help first.
A weekly meeting that goes and finds a deal
At the family's weekly L10 meeting, no contract that week triggers a play: filter for pre-foreclosures with three or more attempts where every phone number came back dead or wrong. The filter returned 107 properties. They took the ten with the closest auction dates, and Torin's dad knocked doors that Friday.
Let's just go after the ones that everybody else is gonna give up on. All the dead numbers. That's pure gold to us. And we'll go door knock them.

What changed
Discovering the value of previously overlooked data, Torin secured a $50k wholesale deal by directly addressing a need in the market with precision and ethical consideration.
Strategy Highlights
- Concentrated on properties with dead or wrong numbers in foreclosure lists.
- Utilized door-knocking for direct engagement, leading to immediate deals.
The Results
One of those Friday doors belonged to a widowed owner whose late husband held the phone records, which is why every number came back dead. Her auction date was March 8. She agreed to sell on the spot, and Torin assigned the contract the next day for $42,000. She nets an estimated $25,000 to $30,000 with extra time to move, and the buyer expects around $50,000 on the flip.
The wider numbers: $100K+ in revenue from a part time operation, average deal size of $25,000 to $30,000, and overhead held to one VA plus DataSift, Aircall, and SignNow. A year and a half of bulk marketing never produced a week like that. One filtered list and a door knock did.
I can do all my W2 work, do the real estate stuff for a couple hours a day, and then go hang with the wife and kids and have dinner.

Common questions before you start
Is there a free trial?
Yes DataSift offers a 7 day free trial. In those 7 days you’ll receive all necessary materials to learn exactly how to leverage Sift in your company.
How much does DataSift cost?
Our lowest plan starts at $149 a month and our highest plan is $1250 a month.
How long does setup take?
Your account ships with the lead management default build already wired. Boards, statuses, tasks, automations — ready on day one. Add your team, import your data, and your lead manager can start working leads the same afternoon.
I'm coming from Podio, REsimpli, or Go High Level. Why switch?
Every CRM needs someone to move leads where they belong. The difference is what catches the misses. Most CRMs hand you an empty box and tell you to build it. DataSift ships with the workflow assembled — boards, statuses, tasks, and 26+ automations already wired. You're not paying for a database. You're paying for the system that already runs your lead management.
How do I migrate over my data from another CRM?
Contact our support team through our support chat and they will give you all necessary materials and information to make sure you get all of your data uploaded exactly how you want it.
Does DataSift work with my dialer?
Yes. Ready Mode, Smart Dialer, Call Tools, Smarter Contact, Aircall and Kixie connect directly. A wrong-number disposition in the dialer flips the phone status in DataSift in real time. A new-lead disposition fires the full Call New Lead sequence. Other dialers connect through CSV upload or Zapier.
