Torin Murphin works full time in ERP systems. Real estate is the family business he runs on the side with his dad and two brothers in Washington state. For the first year and a half they ran the standard bulk playbook: big lists, high volume dialing through CallTools, texting through Launch Control. High volume, low quality, and it felt like spinning their wheels. Torin also had a constraint the bulk model ignored. He is married with four kids and cannot cold call six or seven hours a day.

What They Built
Two counties, one niche, free daily data
The team works pre-foreclosures in just two Washington counties, roughly 50 to 75 new properties a month. A VA in the Philippines pulls the filings from the county clerk every day, skip traces them, and queues them in DataSift. Nobody buys a list.
Tiered presets that run the day
Every record lands in a preset queue: initial contact for the first three call and text attempts, prospecting to hunt down family members, follow up, hot leads, and not interested on a two to three week task cycle. Washington gives 120 days to auction, so patience is part of the model. Anything unreached goes to direct mail, deep dive, or the door knock queue.

The team splits foreclosure data by stage and reaches owners at the earliest one, assignment of deed of trust, before an auction date exists. The opener is help first: Washington's state grant program for homeowners, then a purchase offer if staying is impossible.

A weekly meeting that goes and finds a deal
At the family's weekly L10 meeting, no contract that week triggers a play: filter for pre-foreclosures with three or more attempts where every phone number came back dead or wrong. The filter returned 107 properties. They took the ten with the closest auction dates, and Torin's dad knocked doors that Friday.
